New Smyrna Beach has two waterfronts. The downtown and mainland neighborhoods sit on the west side of the Indian River North. The beachside is a barrier island reached by the Coronado Beach Bridge, which crosses the Intracoastal just south of Ponce de Leon Inlet. The area's history goes back to Andrew Turnbull's colony in 1768, and the city took its current name in 1947 after annexing Coronado Beach. In 2022, the two waterfronts had very different storms: Ian's heavy rain on the river side, and Nicole's surf on the ocean side.

Oceanfront walls follow different rules. Volusia County can only allow temporary emergency measures. Permanent seawall work needs the Florida Department of Environmental Protection. After Ian and Nicole, FDEP issued an emergency order easing armoring rules for a stretch running from Sapphire Avenue to the Sandpiper Condominiums in New Smyrna Beach. Rebuilds stay in their original footprint, caps can't go higher than before, and daily sea-turtle nest surveys are required. For river walls inside city limits, the city's Building & Inspections office issues the permit, and Florida Statute 403.813 exempts restoring a wall within 18 inches waterward of its old line.
On the river side of the island, check for joint seepage and soft ground behind the cap. On the ocean side, look for exposed footings, missing sand at the toe, and cracks where the wall meets the building. Condo boards should get both sides inspected after a major storm.
