That last sign is becoming common in Key West. If your wall is sound but only a little low, a cap extension might do. If it's also cracked through, replacement is the smarter spend. Not sure? Start with bulkhead repair in Key West.

| Material | Typical life* | Good fit | Trade-offs |
|---|---|---|---|
| Vinyl (PVC) sheet pile | 40โ50+ yrs | Residential canals | Needs a strong cap and anchoring |
| Fiberglass composite sheet pile | 50+ yrs | Owners wanting minimal upkeep | Costs more up front |
| Precast or poured concrete | 30โ50 yrs | Matching an existing concrete run | Spalls once salt reaches the steel |
| Steel sheet pile | 25โ40 yrs in salt water | Heavy commercial loads | Rusts fast in warm salt water without protection |
| Timber | 15โ25 yrs | Temporary or low-load spots | Marine borers and rot |
*Lifespan depends on exposure, installation and upkeep.
For most Key West homes, vinyl or composite sheet pile with a reinforced concrete cap is the practical choice. Neither rusts, and that matters in water that stays warm and salty year-round. Where rock sits close to the surface, driving sheet pile can be harder, so we check the bottom before choosing a system.
This is the big Key West question. NOAA's Key West gauge shows sea level rising about 1.04 inches per decade over a record that goes back to 1913 (NOAA). The city's 2024 Stormwater Master Plan says the Riviera Drive area will keep flooding on sunny days unless private and public seawalls along Riviera Canal are raised. It also says walls near the coast should be at least 5 feet NAVD 88 for pumped drainage to work (City of Key West).
We design your cap height with your surveyor, then work out how it meets your neighbors' walls so water doesn't just go around the end.
Often. Florida law exempts restoring a seawall at its old location, upland of it, or within 18 inches waterward of it from a separate state environmental permit (Fla. Stat. 403.813). Setting the new wall just in front of the old one can leave the old wall as backing. You still need a City of Key West building permit, and in Old Town exterior work also needs a Certificate of Appropriateness from historic review.
Full replacement in Key West usually runs $250โ$600 per linear foot. A 75-foot residential vinyl sheet pile replacement typically comes in at $20,000โ$45,000. Wall height, rock near the surface, and barge or land access all move the price. If your dock needs rebuilding too, see marine construction in Key West. We also replace bulkheads in Miami. Our repair vs. replacement guide walks through the decision, and our Key West seawall services page covers everything else we do on the island. For rock at the new wall's toe, see riprap installation in Key West.
Not always. A sound wall can sometimes take a cap extension. If the wall also has cracks or leaks, replacing it at a higher elevation is usually the better investment.
For most homes, no. Warm salt water eats unprotected steel quickly. Vinyl or composite lasts longer with less upkeep.
Yes. The city requires a Certificate of Appropriateness for exterior work in the Historic District as part of the building permit.
It can be designed that way, but the transition at the property line needs care so water doesn't flow around the lower end. We plan those tie-ins up front.
