Marine Foundation Repair in Marco Island, FL

When a Marco Island dock sags, a lift tilts, or a lanai sinks near the canal, the fix is usually to carry the weight down to firm soil with helical piers or to fill the voids beneath the slab.

What Are the Signs of a Foundation Problem by the Water?

  • A dock that sags in one section
  • A boat lift that leans or sits unevenly
  • Lanai or pool deck cracks running along the seawall
  • Pavers sinking near the water
  • A gap opening between the cap and deck
  • A cabana or outdoor kitchen with new cracks

Most trace back to soft fill that can't carry the load, or soil escaping through the seawall.

Why Does Ground Settle on Marco Island?

Much of the island's waterfront was built, not found. The Deltona Corporation, led by the Mackle brothers, began developing Marco in the 1960s, dredging canals and filling land between them. Its first permit, for the Marco River area, came through in just nine days in 1964. By 1976 attitudes had changed: the Army Corps approved the Collier Bay area but denied permits to fill Big Key and Barfield Bay (The Mackle Company).

Homes in those filled areas sit on:

  • Dredged sand and shell near the surface, which keeps consolidating
  • Softer layers from the original bay bottom and mangrove fringe
  • Firmer material deeper down, where lasting support has to reach

Anything resting only on the fill will keep drifting down. Shims and fresh concrete poured on top don't change that; they add weight to the same soft layer. A repair has to reach below the fill or firm it up from within.

How Do We Repair Marine Foundations?

Helical piers

Steel shafts with helix plates are screwed into the ground until torque readings show they've reached soil that can carry the load. We attach the structure and lift it toward level. See helical pier installation.

Slab void fill

Beneath lanais and pool decks, injected polyurethane fills voids and firms up the soil. It can often raise the slab without demolition.

Piling repair

Damaged dock and lift pilings can be jacketed, wrapped, or supplemented.

Fixing the cause

If soil is escaping through the wall, we pair the work with bulkhead repair in Marco Island so the ground stops moving.

How Much Does Marine Foundation Repair Cost in Marco Island?

Typical Marco Island pricing is $700โ€“$2,000 per helical pier and $8โ€“$25 per board foot for void fill. Most residential marine foundation repairs run $5,000โ€“$25,000, depending on pier count, depth to firm soil, and access.

Will Repairing an Older Dock Force It Into Code Compliance?

Usually not, if the repair stays within the existing footprint. Marco Island's code says repair or replacement within the existing footprint doesn't require a nonconforming dock to be brought up to current standards. Expanding a nonconforming dock does: the whole facility then has to comply (Marco Island Code ยง54-112). Adding a boatlift is treated separately from other expansions. That's why we design foundation repairs to stay inside your current layout wherever possible. For new docks, see marine construction in Marco Island.

Marine Foundation Repair FAQs: Marco Island

My lift has tilted since Ian. Can it be leveled?

Often, yes. If the pilings are sound, we add support and re-level. Damaged pilings are replaced or supplemented.

If I repair my old dock, do I have to meet today's setbacks?

Not if the work stays within the existing footprint. Expanding it would trigger full compliance.

Why is my lanai cracking near the seawall?

The fill underneath is settling or washing out through the wall. We check both before recommending a fix.

How deep do helical piers go on Marco?

Deep enough to reach firm soil below the fill, which varies from lot to lot. We verify each pier as it goes in.
