When a Cape Coral dock sags, a lift leans, or a lanai near the canal cracks and sinks, the fix is to transfer the load down to firm soil with helical piers or to fill the voids underneath with foam.

Two causes explain nearly all of it: ground that can't carry the load, or ground leaving through the seawall. Figuring out which one is at work comes first, because the fix for each is different and treating the wrong one wastes money.

Cape Coral is a planned canal city built at speed. After the Rosen brothers bought a 103-square-mile tract in 1957, development began in 1958, and canals were dug across the peninsula. The result, on many lots:
Ian made it worse. With 6 to 9 feet of surge inundation in Cape Coral in 2022, water saturated yards and then drained through wall joints, often carrying fine soil with it and leaving voids under slabs.
Steel shafts with helix plates are turned down until torque shows they've reached bearing soil, then bracketed to the dock, lift, or slab so it can be raised toward level. See helical pier installation.
Under a pool deck or walkway, polyurethane fills voids and can lift the slab without demolition.
Damaged pilings can be wrapped, jacketed, or supplemented.
If soil is escaping through the wall, pair the work with bulkhead repair in Cape Coral.
Each helical pier typically costs $700โ$2,000, and void fill runs $8โ$25 per board foot. Most residential marine foundation repairs in Cape Coral total $5,000โ$25,000, depending on the number of piers, depth to firm soil, and access.
If a repair turns into a rebuild, the City's marine improvement code sets the heights (Cape Coral LDC Ch. 4):
| Item | Limit |
|---|---|
| Piling height | Max 10 ft above the seawall cap (13 ft above mean water if no wall) |
| Dock decking | Max 2 ft above the cap |
| Decking on the Caloosahatchee, or canals within 300 ft of its shoreline | Max 4 ft above the cap |
| Reach into the waterway | 25% of width or 40 ft, whichever is less |
| Side setback | 12 ft from each extended side line |
We aim to keep repairs within the permitted footprint. For new builds, see marine construction in Cape Coral.
Often. The City's permit center has separate guidelines for dock repair and replacement, lift-only work, and seawalls, and each asks for the Marine Improvement application and supporting documents. We confirm which applies.
We also handle this work in Fort Myers and Punta Gorda. Back to the Cape Coral seawall repair hub.
Often, yes. If the pilings are sound but have settled, we add support and re-level. Damaged pilings can be replaced individually.
Usually the ground beneath is settling or washing out through the wall. We check both, since fixing only the slab won't last.
On most canals, decking can't be more than 2 feet above the seawall cap. On the Caloosahatchee and nearby canals the limit is 4 feet.
In many cases, yes, with foam injection or helical piers.
