When a Miami dock, boat lift, or pool deck near the water starts to sink, the lasting fix is to reach solid bearing with helical piers or to fill the hollows underneath, and then stop whatever is washing the soil away.

These almost always come back to one of two things: ground too weak to carry the load, or ground being carried away.

Miami's subsurface is unusual. The USGS describes the Biscayne aquifer as highly permeable karstic limestone and carbonate sand, thickest toward the coast. Miami-Dade reports that salt water is pushing farther landward into that aquifer (Miami-Dade County). On a waterfront lot, that adds up to:
A slab or dock that only rests on the upper layer has nothing firm holding it up. Adding more concrete on top, or shimming a lift, treats the symptom. The fix has to move the load down to something that won't shift, or fill the hollows so the soil can carry weight again. On many Miami lots we end up doing a little of both, and we explain why before any work is priced.
We screw steel shafts with helix plates into the ground until they reach material that can hold the load, measuring installation torque as we go to confirm capacity. Then we bracket the structure to the piers and lift it back toward level. Learn more about helical pier installation.
Under patios and pool decks, we inject polyurethane to fill voids and stiffen the soil. It can often raise the slab without demolition.
Damaged dock or lift pilings can be jacketed, wrapped, or supplemented with new support.
If soil is leaving through the seawall, we pair the foundation work with bulkhead repair in Miami so the ground stays put.
Typical Miami pricing is $700โ$2,000 per helical pier and $8โ$25 per board foot for void fill. Most residential marine foundation repairs run $5,000โ$25,000, depending on pier count, depth to good bearing, and access.
If your dock has to be rebuilt rather than re-supported, the City of Miami's zoning code sets its size. In single-family T3 areas, Miami 21 limits docks to 35 feet into Biscayne Bay and to 10 feet or 10% of the width on other waterways, with a 10-foot setback from neighboring property (Miami 21 Article 6). We aim to keep repairs within your existing, permitted footprint. For new builds, see marine construction in Miami.
We also handle marine foundation repair in Fort Lauderdale, and our seawall reinforcement in Miami team can stabilize the wall itself when it's part of the problem.
Usually one or more pilings have settled or lost support. If the pilings are sound, we can add support and re-level the lift. Damaged ones get replaced or supplemented.
Often, yes. Polyurethane injected beneath the slab fills the voids and can lift it back toward level.
It varies lot to lot. We install each pier until torque readings show it has reached material that can carry the load.
If soil is washing out through the wall, yes, or do both together. Otherwise the deck will settle again.
