What Tells You a Wall Can't Be Saved?

  • Open holes you can see water through
  • A lean so far that anchors can't pull it back
  • Pilings or sheets pushed out at the bottom
  • Timber rotted through along long runs
  • One repair after another failing

If your wall can be saved, we'll say so. See bulkhead repair on St. Simons Island.

Marsh Side or Beach Side: Which Rules Apply?

This is the first question on St. Simons, because the island falls under two different state laws:

  • Marsh, rivers and tidal creeks (the Frederica, Mackay and island creeks): the Coastal Marshlands Protection Act. The Coastal Resources Division says you need a permit to put a bulkhead on any tidally influenced creek or river bank (GA DNR CRD).
  • Ocean-facing beach and dunes (for example around East Beach): the Shore Protection Act. It allows shoreline stabilization only where no reasonable or viable alternative exists, prefers beach restoration and renourishment, and calls for low-sloping porous rock structures or other wave-absorbing methods where stabilization is needed (O.C.G.A. 12-5-239).

In short, a vertical wall on a marsh creek follows a different path than work on the beach. On the beach, a new vertical wall may not be approvable at all.

Which Material Should I Use?

MaterialTypical life*Best forWatch-outs
Vinyl sheet pile40โ€“50+ yrsMost residential marsh and creek wallsNeeds a strong cap and tiebacks
Composite sheet pile50+ yrsLow upkeep, long lifeCosts more to buy
Concrete30โ€“50 yrsTying into existing concreteHeavy on soft soil
Steel sheet pile25โ€“40 yrs in salt waterHigh loadsNeeds corrosion protection
Treated timber15โ€“25 yrsMatching older island wallsRot and borers

*Life varies with exposure, installation and upkeep.

For most island homes on the marsh side, we recommend vinyl or composite sheet pile with a concrete cap.

How High Should the New Wall Be?

Irma set a new mark here. The National Weather Service recorded a surge of 6.9 feet above mean high tide at St. Simons Pier on September 11, 2017, beating Matthew's 6.2 feet from the year before (GovTech). No practical residential bulkhead stops every surge. But a replacement is the one time you can set the cap height, so we work it out with your surveyor and match it to your neighbors' walls.

How Long Does It Take?

  1. Inspection and estimate: first week
  2. Survey with the marsh or beach line, then engineered plans: a few weeks
  3. Permits: CRD (marsh) or Shore Protection review (beach), plus Glynn County and any federal approval
  4. Construction: usually 1โ€“3 weeks for a typical home, timed to tides
  5. Final inspection

How Much Does Bulkhead Replacement Cost on St. Simons Island?

Full replacement on St. Simons Island typically runs $250โ€“$600 per linear foot. A 75-foot residential vinyl sheet pile replacement generally costs $20,000โ€“$45,000. Access across the causeway, water access, height and embedment all affect the final price.

Can I build a new seawall on the beach at East Beach?

Georgia's Shore Protection Act allows beach stabilization only when there's no reasonable alternative, and it favors sloped porous rock over vertical walls. Expect a hard review.

What permit does a marsh-side bulkhead replacement need?

A Georgia DNR Coastal Resources Division permit, since the state requires one for any bulkhead on a tidally influenced bank. Glynn County permits apply too.

My timber wall matches the neighbors'. Should I stay with timber?

You can, but vinyl or composite usually lasts much longer. We can match the look at the cap and plan clean tie-ins at the property lines.

Will the work shut down my yard for months?

No. Construction usually takes 1โ€“3 weeks. Engineering and permits take longer than the build.
